TT (Table Top) Ranch is comprised of 160acres of fee land and approximately 50,000 acres of Federal and State grazing leases. Originally homesteaded in 1889, this quarter section of deeded land is a remaining portion of several deeded parcels of the originally TT Ranch. The property extends to the north of Table Mesa Mountain, which provides extraordinary views. A riparian area is created much of the year by New River that cuts through the Ranch. Indian ruins and petra glyphs are abundant on the ranch property.
This unique property, with its rural character, is located approximately 1 ½ miles east of I-17, just off the Table Mesa freeway exit. The town of New River is located about 2 miles south of the Ranch. Freeway accessibility provides an easy commute to metro Phoenix and nearby developments.
The northern boundary of the city of Phoenix is less than 2 miles to the West. Development interest in the surrounding area is active. Recently 160 Acres on the north edge of Anthem, 6 miles south on I-17, just sold for 13 million ($80,000+/ac), and land in the New River area is selling in the range of $170,000 for acre lot. Anthem is less than a 5 minute drive to the south, and downtown Phoenix can be reached in approximately 30 minutes.
It is estimated that at least 60 to 70 acres can be developed on the TT Ranch, not counting the steeper slopes of Table Mesa. Without a complete engineering evaluation, it is difficult to provide an exact number of buildable acres. It is important to remember that the Table Mesa will always provide spectacular views.
The unusual combination of a true rural environment with the big city conveniences minutes away, positions TT Ranch for many possible types of developments. The location and accessibility to Phoenix suggests developments of hosing, hiking, biking, horseback trails, and other recreational facilities within the property if "The Ranch."
